Our Let Only Silver service, a Tenant Sourcing service, is advised for landlords who need assistance with finding suitable tenants for their property and managing the move in process. We will fully advertise your room using all of our available platforms. We will speak to all potential prospects and attend all viewings, negotiate and close the rent on your behalf. Referencing the tenant using approved referencing companies is included in this service as well as creating an AST Contract. Once the tenant signs the AST and pays first rent and deposit, we will hand over to you.
Our Gold Managed service is our most popular service, designed for Landlords who want little workload. In addition to our Silver service we will deal directly with all tenants, acting on your behalf, often contacting you to inform and consult you of any news or changes. All Tenant enquiries, out of hour calls, cleaning of the property, property inspections, collecting rent, paying you the rent, chasing any rent arrears and much more. We will deal with minor repairs on your behalf and we would consult you with any changes. With this option most Landlords set a maintenance budget of £150 per repair. What this means is that any essential work under £150 we will carry out with our in house team. This budget can be adjusted accordingly. We issue monthly Landlord statements and pay rents to a bank or building society of your choice.
Our Full Management Platinum service has everything you find within Silver and Gold but offers you the protection of rent being paid even when there are no tenants in place. We can offer a guaranteed rent option for your property. This is the perfect solution for a landlord who is happy with a completely hands off approach receiving their rent monthly with little or no involvement.
